Building Services Operations Manager

We are currently looking to recruit an Operations Manager within the Building Services Section. As the Operations Manager you will be expected to manage the day to day running of the Building Services Section and required to assist in the provision of a cost effective Service which exceeds expectation in accordance with Financial Regulations and Standing Orders. It will also include liaising with other internal departments including but not limited to Architects, Engineers and Supervisors regarding all aspects of the Building Services function.

Duties include managing and monitoring staff and contracts to ensure the services is being delivered efficiently and effectively. Further duties will also include managing any Sub-Contractors and ensuring that a safe, healthy and productive working environment is maintained. This will be achieved by ensuring that there is a good awareness and understanding of Health and Safety amongst all employees whilst ensuring compliance with corporate and departmental policies, procedures and codes of practice that will include The Health & Safety at Work Act & CDM Regulations. 

The main duties of the post;

  • To manage and oversee the day to day operational running of the Building Services Section.
  • To manage Supervisors, Estimators and Administrative Staff to ensure that contract and procedural requirements are met and assist in the forward planning of Building Services activities.
  • Manage and co-ordinate major schemes, day to day repairs and emergency work.
  • Overall responsibility for the provision of Estimates and Tenders for Building, Electrical &Mechanical work.
  • Setting of targets for various works.
  • Collaborating with Trade Union Representatives.
  • Manage and liaise to ensure operational staff are properly deployed and productive.
  • Manage the Building Services holidays, flexi and assist with Sickness monitoring systems and processes.
  • Assist in the recruitment and selection of Staff.
  • Develop systems and procedures to enhance the service.
  • Develop potential areas of new business for the service.
  • Ensure Key Performance Indicator stats are up to date and correct.
  • Carry out regular team briefings and monitor monthly PUWER and H&S inspection forms are in compliance with the Health and Safety at Work Act. 

You will have;

  • Significant experience in planning, co-ordination, and management of delivering an efficient and effective visible front-line multi-discipline manual workforce in Local Authority Services.
  • Significant management experience of leading and managing multi-disciplinary and complex team of professional/technical staff using inter personnel skills such as communication, motivating, team building and facilitation skills in a multi-million-pound front line service.
  • Previous experience at planning/programming multiple work streams and delivering on time and to budget.
